The Fund invests in global listed real estate companies with structural tailwinds that embed the strategy’s sustainable investment criteria. We take an active approach to investing in real estate companies which benefit from secular trends across environmental, demographic, social and economic factors.

The Manager takes an active approach to investing in real estate companies which benefit from secular trends across environmental, demographic, social and economic factors. The Fund seeks to achieve a positive total return underpinned by a 4% dividend yield over a rolling 5 year period.

Ventas is a diversified US healthcare REIT owning assets in the senior-living, outpatient medical, and life sciences subsectors. The senior-living portfolio provides independent and assisted accommodation options for 80+ years and is the second largest in North America with assets in both the US and Canada. Senior living contributes to the majority of real estate income, and growing this segment is a key strategic focus for Ventas.

Investment thesis: North American senior-living is seeing record annual occupancy gains and improving pricing power underpinned by steady annual growth in its target tenants (85+ year olds), while new supply is at decade-low levels. Earnings growth is being supplemented by acquisitions which are also generating attractive returns. With several earnings tailwinds Ventas is well-positioned to deliver sustainable growth over the medium-term.

Stag Industrial owns and operates a diversified portfolio of industrial and warehouse assets across the US, totalling approximately 120 million square feet. The Company operates in a niche segment in public markets, targeting Tier-1 markets with submarkets that are typically skewed toward industrial and manufacturing relative to listed peers.

Investment thesis: STAG has a high-quality management team with a track record of delivering consistent cash flow per share growth and strong capital allocation through the cycle. The Company’s asset base is in US submarkets positioned to benefit from on-shoring/near-shoring which should translate to sustainable above inflation rent growth, stable occupancy and future cash flow per share growth.
